Background to proposals:
Following allocation in the Cambridgeshire and Peterborough Structure Plan 2003 for the provision of housing and mixed-use development on land to the east and south-east of Trumpington, and the subsequent release from the Green Belt, the Cambridge Local Plan 2006 has made policy provision for the development of Clay Farm as part of the Southern Fringe Area of Major Change. In order to aid delivery of the developments associated with Cambridge Southern Fringe, Cambridge City Council approved the Cambridge Southern Fringe Area Development Framework in January 2006. This framework represents the outcome of two years of consultation between Cambridge City Council, South Cambridgeshire District Council, Cambridgeshire County Council and other stakeholders including developers, and is intended to guide the development proposals for all Southern Fringe developments, including those at Clay Farm.
Vision:
Countryside Properties' vision for Clay Farm is to create a carefully planned, sensitive new urban extension to the village of Trumpington and to the south of the city of Cambridge, providing much needed family housing and community facilities.
It is anticipated that up to 2,300 new homes would be accommodated on the site consisting of approximately 60% houses and 40% apartments.
A new neighbourhood centre will be formed within the centre of the development. The centre will focus on providing mixed uses including community use, local retail facilities and public transport connections. The centre is intended to compliment the existing facilities in Trumpington. A primary school site will be provided in the southern part of the development and land is included for provision of a secondary school north of the neighbourhood centre.
The proposed new community at Clay Farm is well located in relation to the City Centre, Addenbrooke's Hospital, Trumpington Village and the local public transport network. The development will be served by the Cambridge Guided Bus which runs directly through the site, including a stop close to the central part of the development.
The approved Addenbrooke's Access Road will provide the main access into the development from the south, via a new roundabout. To the north a new signalised junction is to be provided onto Long Road.
A major component of the Clay Farm application is to bring into public use the vast amount of green space between Hobson's Brook and the railway line providing an important green corridor between the existing countryside and the city. The Green Corridor will provide essential public open space and is anticipated to include formal (sports pitches, allotments etc.) and informal recreational areas.
